What Agents Don’t Tell You
When an agent says “I can sell your house faster than any other agent”
What was really mean: I will price it under market value to sell more quickly
When an agent says “I sold X amount of properties in X amount of days”
What was really meant: I made sure the property, was cleaned, professionally photographed, staged, and marketed like crazy.
When an agent says “I sold X property for X amount over asking price “
What was really meant: I priced it to sell – aggressively with in the neighborhood comparables
When an agent says “I specialize in expired listings”
What was really meant: I would like to list your property, because you may be more open to listening to professional advice. The reason your home may not have sold previously is because you may not have been willing to list your home at the price point it needed to be at to sell, or your property was not in the best shape to sell.
When an agent says “I look forward to selling your property”
What was really meant: I look forward to selling your property
